Eads Street

Eads Street is a 3,500 square foot, three-story mixed-use building consisting of two residential levels above a communal office space on the ground level. The building contains a wood-framed structure and does not contain any occupiable space below grade.

The residential portion of the building is divided into three similar, 800-square-foot, two-level dwellings, connected by a shared roof deck on the second floor. The ground floor office space features 12-foot ceiling heights and a storage and loading dock area in the southwest corner of the building. The building will also feature a green roof.

The green roof is supported by open web wooden roof trusses with a sloped top flange. The residential floor framing, including the roof decks at the second level, are comprised of wooden floor joists spanning east-west. All joists and trusses are supported by wood stud walls. Between each of the three residential units, sits a demising wall which also serves as a load-bearing walls to support the floor joists. The wood stud walls also act as shear walls to provide the lateral resisting system. Onyx designed the framing elements to minimize impact to the aesthetic appeal of the building's interior.
The foundations consist of shallow wall foundations and shallow concentrated footings and thickened slab-on grade.
