Onyx provided structural engineering services for a significant revitalization of the historic Mayfair Theatre, a Baltimore City landmark originally opened in 1904. While the theatre was deemed structurally unsound in 2014, its iconic facade will be preserved as part of a new 6-story mixed-use development. The $22 million project includes 93 residential units, 10,000 square feet of commercial space, and a parking garage.
The structure utilizes 5-over-2 Type IIIA stick construction atop a concrete podium, with two levels of parking—one below grade—supported by deep foundations with auger piles. Special care was taken to mitigate vibrations and ensure stability near an adjacent metro line, blending historic preservation with modern design to transform this site into a functional and vibrant urban space.
